How Much Does a Home Remodel Cost in the Bay Area in 2026?

Real Bay Area remodel budgets from a licensed contractor — kitchen, bath, and whole-home pricing with the line items competitors hide.

Ask five Bay Area contractors what a remodel costs and you will get five vague answers. After delivering projects from San Jose ranch homes to Atherton estates, here are the honest 2026 ranges we see every week.

Kitchen Remodels: $45,000 to $150,000+

A cosmetic kitchen refresh — cabinet refinishing, counters, paint, and fixtures — lands between $45,000 and $70,000 in Santa Clara County. Full gut renovations with layout changes, custom cabinetry, and panel-ready appliances run $90,000 to $150,000+, driven mostly by cabinetry grade and structural work.

Bathroom Remodels: $25,000 to $80,000

Hall baths start near $25,000. Primary suites with curbless showers, heated floors, and wall-hung vanities typically run $50,000 to $80,000 in high-income Peninsula and South Bay cities, where permit and tile labor rates lead the state.

Whole-Home Renovations: $150 to $450 Per Square Foot

A full renovation of a 2,000 sq ft San Jose home runs $300,000 to $600,000 depending on structural changes, panel upgrades, repipes, and finish level. Homes in Los Altos Hills and Saratoga often exceed that when steel, retaining work, or custom millwork enter the scope.

What Actually Drives the Price

Labor is 40-50% of any Bay Area remodel. Permits add 3-8%. The biggest swing factor is who holds the contract: firms that self-perform trades — like JMG, with thirteen trades in-house under License #1007864 — eliminate the 15-25% subcontractor markup chains that inflate competitor bids.
